WHY SOWER CAPITAL MANAGEMENT

SOWER CAPITAL MANAGEMENT, LLC (“SCM”) WAS FOUNDED WITH THE PURPOSE OF MANAGING REAL ESTATE RELATED ASSETS THROUGH A FAMILY OF FUNDS WITH SPECIFIC OBJECTIVES.  

The unique skill sets and well-defined disciplines of our leadership team will ensure sound decision making for the long term, and proper risk management for the life of the assets.  Over the last 10 years, real estate assets have seen great highs and lows.  One end of the market spectrum is now fueled by a quest to achieve a quick return, while the opposite end is fueled by large institutional investors seeking  returns without regard for the intrinsic value of their real estate assets. Typically in these cycles, we see many real estate organizations come and go as they chase current market trends and deploy too many or too few resources in their execution.  In many of these cases, the fundamentals that make a well-positioned long-term asset are lost.  Furthermore, the fundamentals that lack aren’t easily seen by the novice investor and won’t be apparent for years in the future.  At SCM, we take a different approach.

 A fundamental pillar of real estate investing is to acquire and hold high-quality real estate assets for the long term.  This approach allows for capital appreciation to occur and allows for a well-positioned property to deliver returns long into the future, all while increasing in value.  While not every asset can enjoy such a horizon, our strategy is to hold the ones which best provide this opportunity in any market.  All others in our portfolios will have a patient yet timely disposition as part of its strategy, allowing its net proceeds to seed the next generation of SCM assets.

The deep experience and skilled team at Access will serve the interests of the various funds managed by SCM.  The Access team has experience in developing over 200 projects in 40 states and the entire Access team is focused on the success of the assets purchased through the SCM funds.

 The Access Team has expertise in site selection, project analysis, due diligence exploration, construction management, tenant relationships and much more.

SCM’s goal is to build a portfolio of assets within the funds managed by SCM that will stand the test of time.  Having a deep understanding of the market and influencing factors is imperative to the long-term success of the asset.  Throughout our market and site selection process, the following key considerations are given to ensure success: 

  • Employment Trends and Industry Concentrations;
  • Demographic patterns & projected 10-20 year changes;
  • Stability of Trade Area and likelihood of competition; and
  • Municipality Master Planning & Zoning

UNDERSTAND THE ASSET & TENANT

The most important factor driving the success of a real estate asset is the success of the tenant.  The SCM team has a unique understanding of this dynamic and takes a very hands-on approach to occupancy success.  This starts with a careful analysis of the subject market and tenant demand.  Before a project is considered, it is essential to have strong long-term desirability by a wide base of potential tenants.  This trait must then be measured throughout the life of the project to ensure the occupancy remains successful and ultimately ensures the successful financial performance of an asset.

COVER THE DOWNSIDE

The primary responsibility of SCM is to protect and defend the assets entrusted while delivering a meaningful return over the life of the fund.A key component of this responsibility is covering the downside risk associated with every transaction.  The real estate economy lives in a cycle that can have swings in value and performance.  It is our goal to use the following methods to ensure the downside risk is always protected:

  •  Solid tenants with proven performance;
  • Underwrite for averages, not the current market; and
  • Use responsible and disciplined leverage that will perform in all environments.

JARED HOLLINGER – PRINCIPAL / CEO

While an asset may perform today, the true test of the sound real estate asset is the performance over the long term.  It is the desire of SCM to acquire and manage assets that will be strong candidates for 2nd and 3rd generation development and management.  With this as a “top of mind” consideration in all potential projects, the future performance is always our focus.  

Throughout his entrepreneurial career he has always found value in real estate related assets and fully realized that value through proper planning for the best possible outcome.

Over his career, Jared has been involved with the purchase and disposition of over 3,000 properties of various asset classes.Jared attended the University of Nebraska-Lincoln, graduating in 2002 with a degree in Construction Management.

Jared and his wife Kim reside in Springfield, NE with their four young children.

Sower has assembled a cross-disciplined team who believe in creating long-term value, and wealth creation through the ownership of real estate assets.

This experience was learned through the experience of the SCM Managing Principals as they have grown in this industry over the past 15 years.  Their unique talents create a scalable model to add value to projects for our investors, minimize risk, objectively make decisions, and offer opportunities that most investors typically do not have access to.

DARREN HICKS – PRINCIPAL / CIO

Darren began his career in commercial real estate with The Dial Companies two days after he graduated from college in 2004.  In May of 2009, Darren and Kirk Hanson formed ACCESS Commercial, LLC to provide focused development and brokerage services to select clients.  In early 2010, ACCESS formed a third-party store development service platform which contracted with expanding tenants to drive their site selection and construction projects.  

By equipping a talented team with proven systems and processes, ACCESS now boasts over 300 successfully completed projects across 40 states.  The market knowledge across this geographical footprint, combined with brokerage, design, and contractor relationships in each region has become a key driver of development and investment opportunities for ACCESS and its affiliates.  In addition to day-to-day functions, Darren leads the development and investment team at ACCESS and acts as managing member and/or project developer on behalf of affiliated partnerships.  

Darren is a longtime member of the International Council of Shopping Centers (ICSC) and the Urban Land Institute.  He is a graduate of the Eller College of Management at the University of Arizona with a degree in Business Economics.

KIRK HANSON – PRINCIPAL

Kirk is a Co-Founder and Managing Director of Sower Capital Management, LLC. Kirk thrives on creating lasting relationships with a wide range of business professionals, while adding value to all parties desired outcomes.

Early in his career Kirk focused on leasing and developing shopping centers with The Dial Companies. While leasing and developing multiple retail projects throughout the Midwest, a substantial amount of tenant and market expertise was earned. With this experience, he and co-founder Darren Hicks created ACCESS Commercial, LLC in 2009.

Kirk holds a Bachelor Degree in Finance from the University of Nebraska-Lincoln and is a licensed broker in Nebraska, Iowa, Missouri and North Dakota.  He is a long-time member of the International Council of Shopping Centers (ICSC) and the Entrepreneurs Organization (EO).

KIELY SINDELAR – PRINCIPAL

Kiely has been buying and selling real estate since 1993, specializing in acquiring foreclosed property.  In 1999, as his business grew, he formed Sigma Investments, Inc, and in 2003, he co-founded Homebuyers Incorporated, which has become one of the region’s largest purchasers of distressed real estate assets.

The success of these business ventures has been largely due to Kiely’s ability to see potential and recognize opportunities. To date, he has been personally involved in the purchase of nearly 2,000 properties.   Kiely graduated in 1993 from the University of Pennsylvania with a business degree from the Wharton School of Business.  After an internship with a U.S. Senator on Capitol Hill in Washington, D.C., he returned to Omaha to start his career in real estate.

Kiely has been married for 20 years to Cheryl.  They have seven children ranging in age from 17 to 4.

MARK SCHULTZ – CHIEF OPERATING OFFICER

Mark began his career in public accounting in Chicago and transitioned into commercial and residential real estate as a Mortgage Banker in Southern California with Citicorp, GE Capital and Deutsche Bank.  He then moved into CFO roles with private equity firms including the Picerne Group and Hopkins Real Estate Group and in 2008 moved to Denver with the Broe Group as CFO/COO.

In 2015 Mark moved to Omaha joining Immanuel Retirement Communities as CFO and has now joined Sower Capital Management as COO/Managing Director.  Mark has closed over $3 billion of structured real estate debt and private equity investments in over 25 states.

He is a graduate of the University of Iowa with a BA in Accounting and has an MBA from DePaul University in addition to being a CPA.
